Spain is set to become the first European country to implement a unified registry for short-term rentals, starting January 2, 2025. The measure aims to regulate tourist and temporary rentals, addressing their impact on long-term housing markets.
A six-month transition period will allow platforms and property owners to adapt, with full enforcement beginning July 1, 2025. The new system requires all short-term rental properties to have a unique identification number, ensuring compliance with local laws and preventing illegal listings.
A digital portal will facilitate communication between authorities and rental platforms, which must remove non-compliant listings within 48 hours.
The initiative, part of a broader housing reform, seeks to curb rising rents and improve oversight of the rental market.
